Nashville New Homes: A new home or a puppy? Which is least expensive?

Back in February, I returned from a mission trip in Honduras to find out we were getting a puppy.  Here is Ruby, our new “Blue Doberman” at 6 weeks old.  (Notice she has floppy ears)

Back to Ruby.  She is now 12 weeks old.  And her ears are now different.  (I always thought a Doberman came with pointed ears until now.)

“Give me back my bullet.” Part 2

While within the confines of the Homeland Security office, David Hartley called me from Lido deck to see what the problem was.  I quickly told him “they found a bullet in Beth’s bag….gotta go.”   As I hung up , all I could hear was his laughter coming from the phone.   “Whats so funny about a bullet?”

OK, we’re back on board and found the group up on the bridge deck, just in time for a sail-away picture.

 

Then the questions and comments started flowing.  “Why is a silver bullet a security concern?  How embarrasing!”   

I am almost “over-the-hill” and sometimes slow to catch on.   Then,  it hit me.  They thought the fuss was all about one of those battery-operated bullet things that are made for women to play with.  Poor Beth.  This will be a cruise joke for ages to come.

On Monday morning, we arrive at the port of Progreso, Mexico.   If you want to see what real life is like in Mexico, you must ride the bus into downtown Progreso and check things out.  This was our sixth time to visit Progreso, so we decided to make a quick run through the “tourist village” at the pier and then enjoy the day relaxing onboard Triumph.

The “tourist village” has grown considerably since our last visit.  I found a neat sling shot in one of the stores that I plan to use at the lake this summer to shoot rubber balls and stuff at friends.  Beth bought a Mexican pottery thing.  There is a neat little bar on the beach with an excellent view of the pier, and they have gotten real creative with their marketing:

From the looks of the bras and panties they have gotten, they probably had to give away more drinks to whoever was there to watch.

After a few cold ones, we headed back to the ship, jumped on board, and went through the security scanners.  They pulled Beth aside …. “Maam…pleese open yoor bag… look like weapon.”  (You should have seen the look on her face.) 

She opened her bag and there was my sling shot!   “Pleese go there to security.”   She was not about to… and made me go instead!  I guess that is fair.  It was my sling-shot.   Now, it looks like we both are now on “the list.”  LOL  

The harbor pilot “gig” has always intrigued me.  Someone from the port has to be on the ship when it is in a particular country’s port area.  When you are clear, they jump off on the Pilot Boat.  This happens in every port, arriving and departing.   I know there is a good reason, and I’ve heard them all…but it still sounds like a scam to me.  What a neat job!

The next day we were in Cozumel, where there are a zillion things to do.  Margaritaville appears to be the new hot spot, although Carlos & Charlies still takes the cake for being wild.  Panchos Backyard is a must if you are hungry, and if you are not, stop there for a drink anyway!    Enjoy a few scenes from the rest of the day.

The highlight of cruising is getting to know people from all over the world.  This cruise was no exception.  Our head-waiter, Nolan Villamor from Phillipines, along with Alejandro his assistant, made each evening meal very special.

Another highlight of dinner is the entertainment.  After the meal, all of the dining staff dances and sings for the crowd.  Some may think this is “hokey” but we have always enjoy it.  Perhaps we are “hokey” too!

 The morning of debarkation, they had a lounge set up to return everyone’s “contraband.”  I was comforted to see I was not the only one that bought a sling shot!  On the way out of the cruise terminal, I almost stopped by the Homeland Security office just to see if they would “give me back my bullet!”  My better judgement prevailed…this time.

Our next cruise will be aboard Carnival Elation – its last cruise from Mobile, Alabama, October 15 – October 22, to Belize, Roatan, and Cozumel.  We’ve already got a great group going and more are planning to go.  You should join us too.  Just leave your bullet at home!

Nashville New Homes: There’s a lot we can do!

When you hear disappointing news, sit back and ask yourself what can I do about it?”   In many instances, the first and easiest answer that pops into mind is “nothing.”   Isn’t it time that we all think just a little deeper for a better answer?  There is a LOT that we can do.  And we need to start doing it!

Statistics show that for every 100,000 homes that are built, 150,000 construction jobs are created, ALONG WITH 150,000 manufacturing jobs related to appliances, furniture, etc.  Hmmm… for every new home sold, THREE JOBS are created (or saved!)  That means our loyal Ole South home buyers created or saved over 800 jobs last year alone!

I have a silly question.  If statistics prove that housing creates (and saves) jobs, then why is our government taking steps to discourage home ownership?

There is discussion within BOTH political parties on Capitol Hill about eliminating the home mortgage interest deduction.   There are alternatives being discussed as well, but we need to be informed.  With everyone acknowledging that housing is the key to economic recovery, why are they even considering anything that would have questionable effects on home ownership?  Here is more information on this subject:

Would you like to see property values in your area climb?   Even if your home is not for sale, you can help the value of your neighbor’s home that might be.  What can you do?

  

Spend a few extra hours in the yard.  Fresh mulch, trimmed bushes, and green grass makes everyone take notice.  Scrape off any peeling paint and add a fresh coat.  Just those pennies spent will translate into serious dollars for you…and your neighbors!

Nashville New Homes: Mortgage Costs to Rise – Soon.

Please don’t be surprised.  You have heard all the news that “Home Affordability is at a peak.”   If you still don’t believe it, keep waiting…… and pay more as a result. 

Those that have aspirations to own their first home, change their lifestyle with another home, or purchase a vacation/future retirement home have a great opportunity RIGHT NOW to get just a bit more for quite a bit less!

Here is one increase that is definite.  On FHA loans, MMIP (Monthly Mortgage Insurance Premiums) will increase by .25% on new loan files initiated after April 18, 2011.   An active loan file is considered to be one that has a “FHA case number” assigned to it.  If your new loan file has a case number before April 18, you are fine.  If it doesn’t, you will pay more.

 How much more?  It depends on the home you buy.  For example, if you purchase a $165,000 home and do not have a “case number” before April 18th, your payment will be $34 more each month after the increase.  That is not the end of the world, but it is $34 each month, and you must qualify for that additional amount too!  

If you contract to purchase now, and begin the loan process, you can purchase approximately $5000 more home than you will be able to if you wait.  And THAT is assuming that interest rates remain the same.  Bets anyone?

Nashville New Homes: Back again to the Cumberland River.

What is back?   You used to see it regularly on the Cumberland River in the late 80’s and 90’s.  Doctors, Lawyers, Politicians, and other rich and powerful folk used to grace her decks and dining salons.  

Remember when 103 KDF ‘s Carl P. Mayfield used to have remote broadcasts on her from Riverfront Park?  What a coincidence she was 103-feet long too!  Everybody always waved at the owner.  He was a fun and popular guy.  Oh,  “The Good Ole Days.”

What I am talking about is the 103-foot motor yacht, named Dolce Vita, that once belonged to Mario Ferrari, owner of the legendary Mario’s on West End.  I have always wondered what happened to this Cumberland River icon.  I heard it had sunk, then there it was laid up at Rock Harbor in pretty rough shape.  Then, she disappeared and we never knew what happened.

There is something about older, classic boats.  The rich wood paneling, the classic lines, and the teakwood decks are not quite as evident on modern-day yachts.  Back in the early 90’s, I had the pleasure to join some rich friends for lunch aboard Dolce Vita, prepared by Mario himself.   He really is a gracious and colorful guy… and was a great host.  The atmosphere aboard echoed it’s name… “The Good Life.”

Back to the story.  It turned out that Dolce Vita had been purchased and taken to Louisville, KY.  It then ending up being “left for ruin” on the Ohio River.   I recently heard a rumor that it had been sold again, and was back in Nashville, tied to a bank of the Cumberland River below downtown.  Here is Dolce Vita, when it was “for sale” on the Ohio River.

Yesterday, our friends Cona and Rudy departed Old Hickory Lake on “The Great Loop.”   (Read about their trip in yesterday’s blog post https://nashvillehomesblog.com/2011/03/11/nashville-new-homes-another-floating-farewell/ or follow their trip blog at http://www.missellenadventure.blogspot.com/)

 I asked them to be on the look out to confirm the rumor of Dolce Vita being back in town.  This morning at 8:00 am, I received these pictures.  Well, I will be damned.  There it is.

It looks like a lot of the cabin “superstructure” has been removed, along with the pilot house.  I certainly hope the new owner will restore the classic lines she once had.  Until then, I’ll save judgement on this project being a classic “restoration.”   

One thing for certain, that 1966 hull is “structural” aluminum and should last forever if maintained properly.  Another certainty…. it will take many thousands of dollars to bring it back to life.  That is a strong commitment someone is apparently making.   Best of luck to them.  

Now, on to another subject…. you don’t have to undertake a boat restoration project, or any project for that matter, to live on the water.  And you don’t even have to mow grass.   Swim by choice in Old Hickory Lake or your own swimming pool.  Check this out:

Nashville New Homes: Another Floating Farewell

This morning, we gathered for breakfast at Blackjack Cove Marina to say good-bye to more great friends, Cona and Rudy Rundlett, and Lucy – the lucky dog. 

Cona and Rudy are departing Old Hickory Lake this morning, beginning their 6000+ mile “Great Loop” voyage aboard “Miss Ellen,” their 48′ Sea Ray Motor Yacht. 

Cona’s last day of work was Friday, March 4th and they were all set to depart on Saturday, March 5th.   The heavy rains last week delayed their trip until this morning.  We’re glad the rain held them up a few more days because we got to spend more time with them!

Their voyage will take them down the Cumberland River into Lake Barkley, through the Barkley Canal, up the Tennessee River on Kentucky Lake, down the Tombigbee Waterway to the Mobile, where coins will be flipped to see where in the Gulf of Mexico they want to go next!  

Below is the route of “The Great Loop.”  Odds are they’ll throw in some side trips to they Florida Keys and Bahamas too!

 On their travels, they are going to see many beautiful sights and meet many new friends.  Speaking of friends, they will probably catch up with Charlotte and Bill (who also recently deserted us) in Marathon Key. 

“Miss Ellen” has more than all of the “comforts of home” and a guest stateroom that hopefully has our name on it sometime!   Here is Rudy’s new office, complete with all the latest technology and gadgets that would even excite “Captain Kirk:” 

Rudy assures us they have no set schedule.  Good thing because their next delay is a string of barges approaching the lock at Old Hickory Dam!   Thats just more time to enjoy this beautiful sunny day in Nashville.

Nashville New Homes: Just when is Spring Break anyway?

Although it was light years ago, I still remember when the school year school started after Labor Day, and ended before Memorial Day.  It seemed like all of the area school systems had the same calendar too.  If we had snow days to make up, we would either add an extra hour to the day…or go to school during one of those teacher “in-service” training days.  Sure seemed a lot simpler back then.

I can also remember when Spring Break actually happened in the Spring.  Now, many systems are calling it “Winter Break.”   Which is it?  Well, it depends on what school system you are in… and possibly where you may travel.

At the bottom of the page are the various Spring Break schedules for the school systems of Middle Tennessee:  (Believed accurate but not guaranteed – confirm with school system if important)

RIGHT NOW, it is “Spring Break” for home buyers, especially those buying their first home!  I won’t dwell on it, but home-affordability is at a peak RIGHT NOW.   Inflation aside, the costs of purchasing a home with a FHA loan will rise on April 18th for everyone that does not have an active purchase contract in process.  Buy a new home NOW and you will get more house NOW for the same monthly payment you will have by waiting…. and that is IF interest rates and prices do not rise, which we all know they one day will.  And so will your rent.

First-time homebuyers can purchase a home with ZERO cash-out-of pocket using THDA’s “Great Start” program through Ole South Financial (898-7152).  Veterans may also purchase with ZERO DOWN using  a VA Loan.   Consult Ole South Financial, or your favorite lending professional for more information.

Nashville New Homes: Welcome Fat Tuesday!

What does Fat Tuesday, Metropolitan Nashville Public Schools, and Ford Motor Company have in common?  The answer:  GREAT NEWS!

Nashville New Homes: Good times ahead for Landlords.

Buying a home isn’t for everybody.  If you are not sure about your current job, marital status, or a host of other varibles, you may be better off just renting a bit longer until your life settles in.  It may also be that you are self-employed and find it hard to obtain financing with all the changes in the mortgage market.  Or, through no fault of your own, you may have lost your job and not been able to pay everything on time every month over the past years and now your credit score is hindering your ability to get a home mortgage.

Rising costs are based on supply and demand.  The cost of many materials used in the construction of new homes are increasing.  The price of oil effects the cost of everything too, and we all see what is happening there.  Good news for prospective home buyers – these rising costs have not been passed on to the consumer – YET!

First time home buyers can still purchase a new home with zero cash out of pocket.  So can eligible Veterans when using a VA loan.  And don’t forget, certain members of the US Military may still be eligible for last year’s $8000 tax credit!  Here it is direct from the IRS website:

  • Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. Thus, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2011. If a binding contract is entered into by that date, the taxpayer has until June 30, 2011, to close on the purchase. Members of the uniformed services, members of the Foreign Service and employees of the intelligence community are eligible for this special rule. It applies to any individual (and, if married, the individual’s spouse) who serves on qualified official extended duty service outside of the United States for at least 90 days during the period beginning after Dec. 31, 2008, and ending before May 1, 2010.
  • So get out there and explore your possibilities!  It doesn’t cost anything to look.  But it might cost you something if you don’t…on the first day of every month!

    Nashville New Homes: A Splash in Spring Hill

    Word of a major economic announcement for Spring Hill has been circulating for some time now, and today was the day!  Those “out-of-the-know” assumed it was more positive news about the GM Plant ramping back up production.  Others thought it was another manufacturing facility of some kind.  Those “in the know” have kept their mouths shut.

    Today, major plans of a multi-faceted $750 million amusement park to open in late 2012 were announced.  Read all of the details of “Festival Tennessee” here:   (bet they change the name!)

    This is exciting news for Spring Hill, and all of Middle Tennessee.  Some are skeptical of a development of this magnitude.  Being optimistic takes less energy than being skeptical…especially if no one is asking you to invest anything.  Season tickets aren’t even on sale yet anyway!  :0) 

    The land is already there.  It is located in a county where unemployment is among the highest levels in the state.   The availability of seasonal workers is tremendous.  Just look at all the new schools being built.  Best of all, what construction there is will not be performed by ghosts.  Real workers will be employed – and we have a lot of them here!

    Why the concern?  The entire project is privately funded and does not require any taxpayer funds – at least as it is presented.  Spring Hill and its citizens have all to gain and nothing to lose on this one.    Here is the proposed location near Jim Warren Road in Spring Hill:

    I must admit some of the items discussed raise doubts:  80 restaurants?  Five would be a good start.  Two resort hotels with 8000 rooms?  Hmmm…Opryland Hotel has just over 2800.  Why not a golf course?

    We must remember that Las Vegas was once a pot hole in the middle of the desert!  Tunica wasn’t even that much.  Regardless, if it weren’t for those pursuing a dream or vision, nothing would ever happen… anywhere.  

    One thing we all can agree on…. that was the most publicity ever seen over $35 worth of poster board.

    There definitely is demand for a large scale theme park in Middle Tennessee.  We now know that Opryland really was profitable.  People that live in Alabama will come because they have nothing else to do.  The Nashville MSA has also grown considerably over the years.  With gas prices climbing once again, people will opt to vacation closer to home – and Nashville is within a day’s drive of the majority of people in this country.

    If people will support a park in Santa Claus, Indiana they will support a park in Middle Tennessee even more.  And when they fall in love with the area after their visit, we will have a new home in Spring Hill waiting on them!
