Here are the new program rates that go into effect September 1, 2011 for all files submitted ON OR AFTER that date:

Great Rate – 3.95%       For the first-time buyer that has their own down-payment funds and closing costs, if not paid by a seller.  Perfect for those with front and/or back ratios below 45%.  

Great Advantage – 4.25%     Buyer receives a 2% grant that may be used toward down-payment, or closing costs if not being paid by seller    

Great Start – 4.55%     Buyer receives a 4% grant that may be used toward downpayment, admin fees, and closing costs if not paid by seller.

Nashville New Homes: Changing the rules…another great reason to buy now.

Perhaps the best reason to buy a new home in Nashville now is “the rules” and furthermore, knowing that the rules are going to change.

For example, on October 1, 2011, if passed by Congress, FHA loan limits will decrease in 669 counties across the nation.  These 13 Tennessee counties will be affected by the new limits:

Cannon, Cheathan, Davidson, Dickson, Hickman, Macon, Robertson, Rutherford, Smith, Sumner, Trousdale, Williamson, and Wilson.

Currently, a home buyer can acquire an FHA loan up to $432,500.  After October 1, 2011, the proposed limit will be $393,300.  Those wishing to use FHA financing on loans up to $432,500 need to act now!

So, if this change will not affect Ole South directly, why my great concern?

The moral of the story?  All rules and lending criteria are subject to change at any time.

Nashville New Homes: Through the eyes of a homebuyer

You know the saying, “can’t see the forest for the trees.”  Yeah, that one.  There is a lot of truth in that cliche, and the solution is to take a few steps back and view things from a different perspective.

Nashville New Homes: It’s DOG DAY.

The past few weeks, the number of people searching for a new home in Nashville has increased dramatically!  Interest rates have fallen further, and rental rates have begun to rise.  Perhaps all of the mess going on in Washington is a good thing!  Actually it is…for those that are ready to act now.

Enough of “the time to buy is now” recording.  We’ve all heard it.  We all should know it by now.  And those that don’t know it, can hear about it another day.  I want to laugh and I want you to also…right now!

Most of you know about Ruby, our Blue Doberman (which really isn’t blue but what the hell).  We got her in February when she was six weeks old.  Time has really flown by, and she has grown every minute of it too!

A lot of people think Dobermans are typically mean, at least I did.  I guess they just look intimidating.  Ruby has been real good at making dog-friends, especially at the lake with Hannah The Lab, and Storm The Dobie.

Back in February, I wasn’t too thrilled about Ruby’s arrival.  OK, I was pissed.  Now I look back over the past months and wonder how we would have gotten along without her.  I hope Ruby looks back and thinks the same thing.

Nashville New Homes: Public Education: My third grade teacher could fix it.

I just finished reading an article in today’s Tennessean where Metro Nashville Public Schools will be making special efforts to turn around 10 of the worst-performing schools in the system, as measured by “No Child Left Behind”  (NCLB) standards.

With these schools identified, it is great to see immediate action taking place to lift these schools up to acceptable performance levels and school leaders need to be commended for their prompt actions.  Here is the article:

Of the ten schools identified, one is elementary, seven are middle and two are high schools.  The NCLB act calls for the state to take over underperforming schools, but state leaders are encouraged by the new plans and do not plan a take-over anytime soon.

These schools will now belong to an “innovation cluster” where teachers and school officials will work closely with a consulting group developing and implementing plans to turn these schools around.  The article failed to mention any specifics, so we will have to have some faith and a watchful eye.  Like Ronald Reagan once said, “Trust, but verify!”

The consulting firm, Tribal Group, (a British firm) will receive $6 million dollars over the next five years for their guidance.  WOW…that is $1.2 million each year, or $23k each week!  (I wonder how many consultants will be assigned to this project… and if they might need another member on the team!  :0)  I’m in!

I attended Metro Public Schools for all of my school years.  My mother taught in the system for 35+ years.  It does not take a consultant to identify the three main problems our schools face:

1)  Lack of discipline – teachers are powerless to enforce proper conduct and learning habits.  When I was in third grade, my teacher, Corinne Judd, had a big paddle and could swing it well.  Anytime anyone did not have their homework, they got the paddle…at least three whacks!  No parents complained, and a whole lot of homework got done, at least in Mrs. Judd’s class!

2)  Lack of Accountability – Again back to my third grade, we were told on day one of the school year that we would know the multiplication table up to 12×12 from memory before the school year ended or we would fail.  We would also be proficient in cursive writing, or we would fail.  Every parent wanted Mrs. Judd to be their child’s teacher.  And guess what…rather than being the “unwanted other 3rd Grade teacher,” the other teachers picked up their “game” also.

During the summer break, my mother used to spend a huge amount of time preparing for the coming school year.  She had my dad making or repairing furniture for her classroom, and spent many days looking for materials to turn into projects for upcoming students.  I would always tell her….”Mom, you get paid the same whether you do this stuff or not…why?”   She would simply answer…”I get paid to give my students the best education possible and that is what I’m doing.”  By the way, she and Mrs. Judd were good friends, which made 3rd grade a bitch for me!  :0)

3)  Parental Involvement –  Most parents still do support our teachers, but it seems everything has changed to support those parents that do not, which is unfortunate.  “Make my child do right and I’ll back you up” has evolved to “touch my child and I will sue you!”   And in today’s PC world, “say something that makes my child uncomfortable and I’ll sue you” is something I can imagine as well.  Perhaps a constitutional amendment giving teachers the right to teach would work?

Many compare Metro Public Schools to the systems of surrounding counties.  Metro spends more money per student than any of them and Nashville, being the growing city that it is, faces many challenges.  The international population of the city is growing, requiring more bi-lingual teachers.  New schools are needed in many areas and those needs are being addressed.

All of us have an opportunity to become involved for the betterment of our schools.  We need to take those opportunities and encourage others also, while Nashville is still at a peak for sustaining growth and quality of life. 

A dear friend and educator once told me, “the apple rots from the core.”

For those that do not live in Davidson County, this is your problem too.  If we cannot all work together in improving public education in Nashville, watch closely and see the quality of life erode in all adjoining counties, even the more-affluent ones.   

Last I checked, there were no commercial airline flights into Williamson County International Airport…come to think of it, Williamson County doesn’t even have an airport.  :0)

For now, I am going to hope someone like Mrs. Judd will be in the new consultant group!  The past may be a great place to start in “innovating” the future.

Nashville New Homes: How can a government that prints it’s own money go broke?

Raising the US Debt Ceiling has been a topic of discussion all over this great country.  Last week, one of our trusted vendors, Tommy, asked this great question:

“How can a government that prints it’s own money go broke?”   That is a simple question.  One with very complex answers.  Very thought-provoking to say the least.

Tommy has a simple solution.  “Print up all the money we supposedly owe these other countries, stack it on pallets, and airlift it to them.  Then, simply tax them whatever they would tax us on imports and exports.”

Well, hmmm….  simple enough.  Would it work?  Let’s look further at just what our money is:

Notice at the top of the dollar bill is the phrase:  “Federal Reserve Note.”   Take a look at the history of our US Dollar:

In summary, prior to Richard Nixon removing the “gold standard” of our currency, for every dollar in circulation, there was physical gold of the same value in storage, gold that is still stored at Fort Knox, KY.

And there is another analogy comparing our debt ceiling to a personal credit card.  As long as you can continue to raise your credit limit, you can pay your obligations and take on new spending initiatives.  When someone says NO to your request to raise your limit, you have a serious problem.  You have to STOP spending.  And if you cannot pay the minimum payment due, the issuing bank will stop your spending for you.

Many deficit hawks are pushing Congress NOT to raise the debt ceiling because there will still be ample revenue coming in to operate our government.  That is true.  But just like a credit card, when you are not able to pay your minimum payment, in this case the interest on our national debt, word spreads to all the lenders you owe, just like on your credit report. 

Ever read the fine print on your credit card statement about a late payment?  The interest rate goes up.  The same is true with our nation’s debt obligations, only the “world market” determines how much the rate goes up. 

Our nation’s budgets have been in deficit for 80% of the past 82 years, so the problem is not new.  Furthermore, our total deficit has been over 10% of GDP only 4 times in history – The Civil War, World War I, World War II (aproximately 25% of GDP) and the financial crisis of 2008.

Now is a time that our elected officials have to put politics aside.  They have to quit posturing for the 2012 elections.  Our nation’s debt ceiling must be raised to continue any hopes of economic recovery, but we must also have serious plans in place on how the excessive borrowing will be spent.  Everyone has a right to know.

I frequently tell prospective first-time homebuyers “every day you do not own a home is another day you will have to pay for one.”

The same applies with our deficit-dilemna.  “Every day we put off addressing the problem is another day we will be affected by it.”

You know what’s really funny?  After hearing all of the many solutions being proposed, I like Tommy’s solution the best!

No agency is better developing programs for first-time buyers than the Tennessee Housing Development Agency, THDA, who announced today a further drop in their program rates effective Monday, July 18th.  Check this out:  (shown are current rates, edited January 2012)

THDA Great Rate – 3.95%     This loan is perfect for a first-time buyer that already has their 3.5% downpayment funds secured, but has high “front-end” ratios.  With this loan, the house-payment can actually be as high as 44.99% of gross income, as long as no other installment debt is present.

THDA Great Advantage – 4.25%   This plan is great for those that may be just a little short on cash.  With this plan, the buyer receives a 2% grant, which can be used toward the required downpayment, or closing costs.

THDA Great Start – 4.55%   This plan is terrific for those wishing to save their cash for other plans.  The buyer receives a 4% grant, which can be used toward the required downpayment, administrative, and closing costs.  With a seller paying all closing costs (which Ole South does), this is truly a “ZERO CASH REQUIRED” loan.

Homeownership for the Brave – Veterans and active duty military ned to explore this great program.  Pick any plan listed above and subtract 1/2% from the fixed interest rate.  No first time buyer requirement, and if you have another home financed through VA, you can still use this program and not sell that other home…as long as the new home will be your principal residence.

Targeted Counties – The first-time buyer requirement is waived in designated “targeted counties.”  Maury County is one such area and you will want to explore to great selection of new homes in Ole South’s Meadowbrook and Cobblestone neighborhoods of Spring Hill.

Nashville New Homes: Bad economic news?….Another great opportunity for Tennessee!

Every time you turn on the national news, or read a national headline, there is negative news about the economy, specifically the housing market.   Many prospective buyers hear this news loud and clear, and sustain their “wait it out” philosophy.  Why?

Because no one else is talking!   I saw a great facebook post this week of a quote by Anthony J. D’Angelo, “If you have time to whine and complain about something, then you have time to do something about it.”

Yes we do!   It is our responsibility as Realtors to communicate the positive to everyone, not just those already searching for a new home, but those that should be.  Let’s start now:

Right now, low interest rates are resulting from a lackluster national economy.  Every day the overall economic news leans toward “bad” is one more day that a home buyer can take advantage of unfathomable interest rates.

From the Wall Street Journal….”Based on incomes, this is as affordable as it gets,” said Mark Zandi, chief economist at Moody’s Analytics. “If you can get a loan, these are pretty good times to buy.”

It truly is a great time to buy.  Not just because of low interest rates, but because of the programs that are available.  In this world, especially in this Congress, loan procedures are always subject to change.  Here is one potential change looming on the horizon that we have the opportunity to do something about:

Spend the night on a real steamboat? You still can in Tennessee!

Although I didn’t take this picture, I remember visiting the Delta Queen one evening when it was moored at Nashville’s Riverfront Park in 2007.   The lights were dim, and all was quiet.  Puzzled by this at 9:00 pm, I approached a crew member and enjoyed a great conversation about life on the Delta Queen.  It was dark and quiet because everyone had gone to bed!

In February of 2009, the Delta Queen arrived in Chattanooga to become a floating hotel at this city’s vibrant riverfront.   From $89 per night, you can step back in time and experience the closest thing to the “glory days” of river travel.  If you don’t have time for overnight, why not visit for a meal?  Here is a link to the hotel website.  http://www.deltaqueenhotel.net/

It is interesting that the Queen’s “Brother Ship” the “Delta King” serves in a near identical capacity in San Francisco, where the two began service together in 1927.   http://www.deltaking.com/  Of the steamboats, the Delta Queen and King are among the luckiest.

The Delta Queen Steamboat Company owned three “Queens,” all of which ceased operating in 2008.   The “Mississippi Queen” was launched in July 1976 during our nation’s bicentennial and traveled the inland rivers until being sold for scrap in 2010.  Here’s the story:

I can remember passing the Mississippi Queen on the Cumberland River several times as well.  What a sight.

The third “Queen” is the “American Queen,” launched in 1995 as the largest steamboat ever built.  For Sale with fate unknown, she sits mothballed in Beaumont, Texas with the US Maritime Reserve Fleet hoping for better days.

 When it comes to embracing a city’s riverfront, Chattanooga is light years ahead of Nashville and should be commended for saving the Delta Queen. 

With our emerging status as a “world-class” city, would Nashville possibly consider a project using the American Queen at Riverfront Park, or even Opry Mills?  It’s an idea certainly worth consideration…especially since Bill Purcell is no longer in office to deem it a Homeland Security risk to Riverfront Park.  :0)
