Nashville New Homes: Attention Realtors: “Thou shalt have free food and fun”

Let’s face it, the economic times of the past several years has taught us (forced us is more like it) to realize that we can get by on less.  Less business, less money, and sadly…less fun.

But for those that will pull their head out of the sand, there is still a lot of fun to be had… and a lot of it involves complimentary food and spirits too!  There is absolutely no excuse for being bored or hungry in the Real Estate business.

MARK YOUR CALENDARS!

This Tuesday, May 17th, all Realtors, Home Builders, and Trade Vendors are invited to a poolside mixer at the Governors Club.  The event is from 4:00 – 7:00 pm and will feature complimentary beer, wine, and appetizers.  (A cash bar will be on hand for those that cannot compromise their distinguished tastes.)  Here is a link to all you need to know about this exciting evening event:

Many thanks to Christina Cunningham and The Governors Club for hosting this fun evening!

Membership in The Sales & Marketing Council of the HBAMT is not limited to Home Builders and their on-site agents.  It is open to all Realtors whose firms are members of the association.  The SMC’s monthly meetings are great networking events where you will learn more about exciting topics, as well as enjoy complimentary breakfast.  Want to know more?  Drop by the Governor’s Club on Tuesday, contact any SMC member, or give me a call at 615.593.6340.

Nashville New Homes: Time to learn new tricks!

If you are reading this, you are already part of the ever-expanding influence of “Social Media.”   For many people, the only source of news is a “smart-phone,”  continuously displaying Facebook updates and “tweets” of the day’s events.  Social Media has re-defined the way we learn of “breaking news.”  You, too can be a news-breaker!

This Thursday, April 7th, you can develop and sharpen your social media plans with Carol Flammer,  the leading expert in Social Media for Real Estate.   Read more about Carol here:  http://www.carolflammer.com/  This is a “don’t miss” opportunity, especially for Real Estate professionals!

The session is from 9:30 am – 12:30 pm at Regions Center, 315 Deaderick Street in downtown Nashville.  It gets even better for Real Estate agents, who will receive 3 CE Credits for attending.  Parking is free in the garage at 350 Deaderick Street.   Click here to learn more about the event and to register:

If you are not a member of the HBAMT Sales & Marketing Council, you should consider joining.  It is great networking fun while keeping up with the latest development in our industry!

I’m looking forward to Thursday!   There has got to be more creative ways to get this message across:

SEE YOU THERE!

Nashville New Homes: A Great Day to …

… LEARN!

Those that read this blog thing probably thought I was going to say it was a great day to buy a new home in Nashville!   It was that also.  It will be all weekend, too!

But more importantly, have you seen Nashville’s new Cane Ridge High School?  If you haven’t please drop in for a visit and ask to look around.  The school, now in its third operational year, will have its first graduating class this school year.   Congratulations to the CRHS Class of 2011!

The structure of the school’s curriculum is focused on Career Academies, with many classes offering future college credits!  Students attending this school have access to all of the tools needed to further the career of their choosing.

Ole South was fortunate to have students from Cane Ridge High School’s Construction Career Academy visit  the new Villas at Rivendell Woods today.   These students, under the direction of Harold Cunningham, are taking indepth looks at various construction trades, to include Carpentry, Electrical Wiring, and HVAC.  On their visit to Rivendell Woods, they were able to see examples of each in the “rough-in” stage.  They even brought members of their yearbook staff to document the visit!  Bob Cummings from Nashville’s Home Center Network (www.homecenternetwork.com) was also on hand.  Here is the broadcast from Comcast Channel 49, shown daily at 9 am and pm.

http://www.youtube.com/watch?v=hglo8UqlUso&feature=player_embedded

Our Senior Project Manager (yes, he is the oldest one we have) Joe Diaferia was on-hand to take the students through our step-by-step construction methods.   Joe  is an excellent Project Manager, and he certainly would make a great teacher too!   I’m glad I was there, because I learned some new things today also.

Let’s take a look at the group and what they saw.  I won’t go into details about the many new construction features we are now offering because that is “top-secret” information.  To learn more, you’ll have to pay us a visit!

It was our pleasure to host these students.  It was an even greater pleasure to see the genuine interest they had in learning.  Not only did they want to learn how to build a home, but they also wanted to know how to buy one!  We are excited to have the opportunity to work with the students of Cane Ridge High School and look forward to seeing that new school evolve into one of the finest examples in the state!

Now that you know even more great things about the Greater Nashville area, why not visit our new home neighborhoods in Nashville, Smyrna, Murfreesboro, and Spring Hill this weekend.  We’ve got Otis Spunkmeyer cookies in the oven just for you!

Nashville New Homes: And what a week this is going to be!

Forbes Magazine just released a list of the most affordable places to live in America and Nashville ranks #5!  However, the list is somewhat perplexing to the mind because Birmingham is rated #11.  Seriously folks, who would pay MORE to live in Birmingham when they could live in Nashville for less?  I just don’t get it.

We at Ole South continue to do our part in making these great rankings possible. With brand new town homes from $89,990, traditional neighborhood new homes (with garages too!) from 119,990, up to all brick masterpieces with 3-car garages under $300,000 and all points between – you simply will not find a better new home value than with Ole South.

You owe it to yourself to visit our website, http://www.OleSouth.com. Even better, pay a visit to one of our 20+ neighborhoods in the Greater Nashville area, to include Cane Ridge, Smyrna, Murfreesboro, and Spring Hill. Eat an Otis Spunkmeyer cookie or two while you are there.

It is just now Monday, and so much is happening that I cannot begin to tell you all about it…so I won’t. Stay tuned though.  A new home in Metropolitan Nashville Davidson County will soon be more affordable than ever.

Folks, tomorrow is Election Day and I truly hope that everyone will exercise their right to vote.  And regardless of the outcome, each one of us should make an effort to get involved in matters that are vital to our future.  If we don’t voice our opinions and concerns openly, our elected dummies have no choice but to vote for what benefits them the most.   So let’s all vote, become more involved, and earn the right to bitch!  :0)

That said, last week while cruising on the Carnival Triumph, I discovered what just might be my second favorite place to live, right behind living in a brand new Ole South home in Greater Nashville.  That place is Roatan, Honduras.  Carnival Cruise Lines just spent a zillion dollars developing the newest cruise port on the Caribbean, Mahogany Bay.   Check out John Heald’s Blog for the details.

http://johnhealdsblog.com/2009/12/13/mahogany-bay/

And here are pictures from our visit:

Roatan is almost like Disneyland for adults.  There is a lift-chair thingy that carries you from the ship to the beach areas.  The beachfront rivals anything you have ever seen.  Air-conditioned cabanas are available for rent to those that have more money than good sense.  Food and bar service is everywhere and the place is super-clean too!  I wish I had more pictures to show of this awesome place.  Actually, I do, but you can’t see them.

Remember, it is only Monday.  Check back often for exciting updates that are sure to be revealed this week!

Happy Monday!

Nashville New Homes: What a week it was!

Last week certainly was exciting, and it started off with a bang at LP Field, home of The Tennessee Titans!

While I was at sea chasing Hurricane Richard on the Carnival Triumph, our six finalists for “Win in 2010” gathered at the LP Party Deck to find out who would win the 2010 Scion.  I really did want to be there, I swear I did.

Each of the contestants picked a key out of a Titans helmet, held by our owner, John Floyd.  No, the contest was not rigged.  I wasn’t there, remember?

But Kelly Ford, an Ole South home owner in Murfreesboro’s Puckett Station was there to turn the winning key.  Here she is, shown with Ole South owner, John Floyd, who was kind enough to stand in for me.  Lucky John!

Here is Kelly, with husband Kevin, after calming down a bit!

LP Field really was THE place to be last Sunday.  Even Tennessee Governor Phil Bredesen showed up to get in on the excitement! So, while Kelly enjoys her 2010 Scion, let’s also once again congratulate Brenda McMillan, John Betts, Glenda Garriott, J.J. Love, and John Black.  Although they didn’t win the car, they did enjoy the game from the exclusive LP Party Deck!  We thank them, and everyone for your continued support of Ole South, Tennessee’s #1 Home Builder.

It really was a great week, and other than missing this exciting event, it was a great week for me also.  Selling the best new home values in Greater Nashville, Smyrna, Murfreesboro, and Spring Hill is always fun, but every once in a while, you just have to take a break and rest up for even more exciting news from Ole South.  Yes, something exciting is happening and more people are going to be able to afford a brand new home just minutes from downtown Nashville!

The cat is still in the bag, and it is going to stay in there a bit longer.  First, I have to unpack!

Nashville New Homes: More good news!

Hi Folks!

Every day, we are blessed that we live in such a great area of the country!  Nashville truly is a “world-class” city, but without “world-class” problems.  We have a great quality of life here and Forbes is letting others know too….look what just came out:

 http://www.bizjournals.com/nashville/news/2010/10/19/nashville-is-7th-most-popular-city-in.html

Well, I beg to differ.  Where can you see a beautiful downtown skyline like this?

Or see scenes from your back yard like this:

You see, Nashville really is the #1 place in the US to live.  But for now, we’ll have to settle with being #7 according to Forbes!  Another unique factor, the Greater Nashville area, including Smyrna, Murfreesboro, and Spring Hill, has a vast supply of affordable, high-quality, brand new homes… thanks in no small part to

You just knew that was coming, didn’t you!

Nashville New Homes: What are YOU waiting for?

It is another fine fall day in Nashville.  Why not fill your day doing some fun things for a change?  Before you hit the streets to search for your new Ole South home, start out with Sunday Brunch at The Black Pearl Restaurant on Old Hickory Lake.  The atmosphere is incredible, the food is great, and prices are affordable too!  Check out their website www.blackjackcove.com.

No, I am not there today, but many of my friends are.  I am consuming a bowl of raisin bran before someone buys new home today.  I am here:

But, I will be at The Black Pearl after 5:00!  OK, enough about eating, drinking, and being merry…let’s talk about new homes!   If you do not own your home, right now go look in the mirror and ask yourself “WHY NOT?”  Now, if Sandra Bullock is still insisting that you move in with her, you would be stupid to buy your own home.  Very stupid.

Home affordability is at a peak right now.  Fixed interest rates are at a 59-year low.  This is not snake oil folks, this is real.  It says so right here:  http://www.tradingmarkets.com/news/stock-alert/fre_mortgage-rates-at-59-year-low-1230803.html.  Another great reason to buy NOW is that prices are low and will soon start to rise.  I can tell you factually that building material costs are rising, but have not been passed on to the consumer YET.   Change your financial future and BUY NOW.  And buy from OleSouth.com.  What are YOU waiting for?

We had a company dinner this past Thursday evening at our owner’s home.  As I walked down the driveway, I quickly realized that this was not going to be an evening  where I wish I was a horse so I could sleep standing up.   Here is what I saw when I arrived:

And FUN it was!  The food was incredible.  Anyone that is familiar with Ole South knows that we are the best at what we do – and that is building the best value into every home we build.  The coming year will be no exception because the “best” is getting even “better.”   Visit any of our 20+ Nashville area neighborhoods and see for yourself.  With new homes in Nashville, Smyrna, Murfreesboro, and Spring Hill, you will find the perfect home for your needs.   If you cannot get out today, start with a visit to our website, www.OleSouth.com.

Have a great day!

Nashville New Homes: But its not Christmas Yet!

Greetings!

I must apologize for jumping the gun and venturing into Christmas themes earlier this week, even if Santa Claus really does work at Ole South and truly is building new homes for the holidays all over Middle Tennessee.  That just simply was not being fair to Summer!

What better way to pay tribute to summer than to show a few scenes from Ole South’s “2010 Yes Days of Summer?”

This slideshow requires JavaScript.

Special thanks to our many loyal home owners, area Realtors, The Tennessee Titans, LP Building Products, our dedicated staff, and 95.5 FM “The Wolf” for making the 2010 “Yes Days of Summer” a summer to remember!

I am sad (but happy for the soon-to-be-winners) to see our “Win in 2010” contest coming to a close.  The “scion-tific” drawing for the winners will soon take place and suspense is building to know who the six winners will be.  Each winner, and a guest, will be joining us on the LP Party Deck at LP Field on October 24th to witness the Titans victory over the Eagles!

Game day promises to be very exciting for the six winners, who will be announced on Friday, October 15th on Ole South’s website, www.olesouth.com, and Ole South’s Facebook Fan Page, www.facebook.com/olesouthproperties.   (Why not become a fan now if you aren’t already?)

At the game, one of those six winners will become the proud owner of the 2010 Ole South Scion.  Cheerleaders not included.

Ole South proudly uses LP Building Products in our new homes.  We appreciate the support of LP Building Products and The Tennessee Titans in making our “Win in 2010” promotion possible.

Nashville New Homes: Soon it will be Christmas Day.

In a previous blog topic, it was revealed that Santa Claus works for Ole South and is feverishly building new homes just in time for the holidays.  Well, here is proof!

Did you know that the average apartment rent within a 10-mile radius of downtown Nashville is $937 per month?  For those struck with disbelief, click this link.  http://www.rentjungle.com/average-rent-in-nashville-rent-trends/

Now that you are a believer, guess what?  Ole South offers BRAND NEW homes with monthly payments less than that.  They are only 5 miles from downtown Nashville.   YOU can easily own one!

In the above gallery you will see new maintenance-free town homes under construction in Rivendell Woods of Cane Ridge, in southeast Davidson County.  First time buyers can  purchase one of these new homes with ‘ZERO DOWN for less than $800 per month, including taxes, insurance, and HOA maintenance fees, with approved credit of course.  If you ask nicely, all kitchen appliances are included too!  (We also have new town homes 3 miles away at Old Hickory Commons for less than $750 per month)  No this is not a trick folks….FIXED INTEREST RATES also!

Think you would rather have a traditional neighborhood home with a 2-car garage?  We’ve got those too!  Each of the homes displayed above in the “picture gallery thing” can be yours for less than $1000/month, including taxes and insurance!  Don’t tell anyone, but we’ll include all of the kitchen appliances on these as well!

For those desiring an all-brick home in Williamson County, Santa and crew are building your dream home right now in Benevento East.  Buy now and choose your interior selections – or buy later and like what I like.  You make the choice!

If you are looking for a home in the Greater Nashville area, including Smyrna, Murfreesboro, and Spring Hill, you owe it to yourself to explore the benefits of buying a NEW home from Ole South, Tennessee’s #1 Home Builder.  You just might be “one-click” away from your new home!  www.OleSouth.com

Nashville New Homes: Yes, there is a Santa Claus.

Job-loss and unemployment rates are real, but more importantly, we must focus on the fact that 90% of our working population continue to work.  The 90% have got to be encouraged to carry-on with life before this economy can turn around.  The only thing anyone gets from sitting on a fence is blisters.

News of the “impending moratorium” on home foreclosures is spreading the nation.   Those that are facing foreclosure on their home are being granted a temporary reprieve, and hopefully this reprieve will allow enough time for those affected to form a serious plan to get their future finances in order.   Read more about it here: http://www.tennessean.com/article/20101011/BUSINESS01/10110327/2047/NLETTER01?source

My first reaction was ….”Wow.”   Just last month, the “Administration economists” said the recession ended in 2009 and recovery, although slow, had begun.    My second reaction to the news was “I bet more people wish their home mortgage was with Bank of America.”    Christmas just might be early this year.

In reality, Christmas has come early for the housing economy for several reasons.  Mired down in technical difficulties is the foreclosure process.  We all know that foreclosure sales bring the least amount of money to the lender, and have dire consequences for the property owner.  Foreclosure sales also do the most damage to property values in the surrounding areas.   These low-net, value damaging sales are for the most part stopped for the time being, which benefits the majority of property owners in this country, even if it is just for the short-term.

Meanwhile, the short-sale process is still alive and well.   Perhaps lenders will now be even more attentive to entertaining offers that they receive.  The lenders get more for the property and the sellers avoid the foreclosure mark on their credit report and can begin re-building their lives.  Without the foreclosure sales forces, we will see further stabilization in home prices.

With foreclosures temporarily off of the market, the exceptional values offered in a BRAND NEW home stand out clearly.  The values offered in today’s new home are beyond comparison, especially with today’s unprecedented fixed interest rates.   Why buy a used toothbrush when you can buy a NEW one?  The same applies to new homes!  Don’t miss exploring these options.

With a Fed Rate of ZERO, and untold billions of bailout money already in the coffers, is the new “moratorium” really hurting the lenders that much?   I feel that the more that property values are allowed to stabilize and improve, the more those troubled assets are worth… when the time comes that they can be sold without issue.

So, here is some sound advice for anyone that may have questions:

1)   If you own your home and are looking to move-up or down-size, get your home on the market now!  What equity you may give-up for a sale will be made up on your purchase in most cases, especially in move-up situations.

2)  If you are able to keep your existing home AND purchase another, you can have the best of both worlds.  Hold your existing property until values climb AND take advantage of today’s market.  Rental property is in huge demand right now and if you find the perfect tentant, this avenue makes great sense.  Consult a Real Estate professional to explore your options.

3)  If you are not behind on your payments, keep making them, even if they are to Bank of America.  Your debt is legal and real.  Interest charges continue to accrue.  No one is going to get a “free home” out of this situation, unless you have a winning lottery ticket.

4)  If you are behind on your home payments, but foreclosure has not been initiated, get that home on the market now!  Remember, the inevitable is just being delayed a bit.  Use the gift of time wisely.  Consult a Real Estate professional and explore your options.

5)  If you are planning to purchase a home in Nashville, Tennessee, you owe it to yourself to explore what we at Ole South Properties have to offer.  Visit our website www.OleSouth.com for more information, or contact Trey Lewis at 615.593.6340 – TLewis@olesouth.com.   My specialty is in NEW HOME CONSTRUCTION but I will be glad to share advice and point anyone in the right direction.  There are many great Realtors in the Greater Nashville area whose services I am proud to recommend.

Yes, there is a Santa Claus and he doesn’t work at Bank of America.  He works at Ole South and he is working feverishly to build your brand new home for the holidays!

Today is another beautiful day in Nashville.  Let’s all get off the fence and enjoy it!
