Nashville New Homes: What people want.

The topic of yesterday’s meeting of the Nashville Chapter of HBAMT was “Features Most Requested by New Home Buyers,”  presented by Jayson Campbell, of Re/Max Elite.  Jayson has many years experience in new home sales.  That, combined with his general brokerage experience gives him a clear advantage in knowing first hand what buyers do, and don’t want.  Best of all, he communicates those observances well.  When he is speaking, you will enjoy listening!

I won’t share all of the detailed information because you should have been there too.   One fact is clear.  Although many people’s financial capabilties are less than they once were, their expectations are not.  Our challenge is to provide solutions that meet and exceed those expectations, and stay within financial capabilities.

You can have every design feature, the very best location, and the very best price, but THE MOST IMPORTANT thing every buyer wants is the answer to three questions:

1)     Can I trust you?

2)    Are you good at what you do?

3)    Do you care about me?

In the age of the internet, our prospects don’t want us to “feature-dump.”  They already know most of the answers.  What they don’t know, they will ask.   They don’t want canned presentations and can smell a “lack of sincerity” a mile away.  They truly want to find a place where the answer to those three questions is YES!

When I first got into Real Estate, a veteran agent told me…. “Make a friend, sell a house.”   That simple quote stuck with me.  Those three questions above will stick also and will be more useful than any “cliche” from a book.

Years ago I was working with a retired couple moving from Brentwood to Spring Hill.  Upon meeting them, I asked them very sincerely “why in the world you would want to do that?”  (That’s a no-no in the books!)  They proceded with their reasons…  Their current home was paid for.  They could pay cash for the new home in Spring Hill and have money left over to have more fun.  They also wanted to get a little further away from family, who came by and raided the pantry a bit too often!

They were very methodical and the search came down to two homes. After a few weeks of consistent visits, I was bombed with a question…. “Why should we buy your home over the other one?”    (I knew exactly what their other choice was and ours was clearly a better fit.)   We went down their list of needs and wants and addressed each one, without “trashing” the other home.  I then said, if you don’t buy this house, then I have failed to effectively communicate the exceptional value you are getting and how happy you will be in it.

“Bullshit!”  said the man with a slight grin.  “What’s the real reason?”   The real reason????  (slight hesitation)  “If you don’t buy this home, I won’t make any money.”  They both burst into laughter and the contract was signed.  And we are still friends to this day.

Back to Jayson’s three questions.  They don’t apply just to those buying a home, but building realtionships in our every day life.  The selling process really is easy.  Some of us just prefer to complicate it.

One other tidbit…. never “trash” or make fun of another home.  Someone will buy it, knowing what you said, and will never speak to you in the grocery store again.

Nashville New Homes: A Tropical Heat Wave

My heart skipped in a beat of elation this morning when I noticed the temperature thing in my rear-view mirror showed 41 degrees.  On my way to the office, there were no icy bridges, no snow packed shoulders, and life as we know it is back to normal…whatever normal really is these days.  Just like a new home, WARM is better too!

Remember our YES DAYS OF SUMMER celebrations back in the days of warm?  That was the summer-long series of events held by Ole South, with great support from LP Building Products and the Tennessee Titans.  These events involved the entire Greater Nashville community…Realtors, our existing home owners, our dedicated staff, homebuyer prospects, and plain old friends.  Everyone pitched in, everyone played, and everyone had a good time.

One of the hardest tasks in marketing is deciding the most effective way to spend advertising dollars.  The most impact for the least amount of money is the game.  Back last spring, our marketing braintrust gathered to do just that, and the YES DAYS OF SUMMER came to life.

No accountant on planet earth can justify advertising expenses on paper.  Some efforts produce immediate results, while others produce long term.  Looking back, this promotion did both, and we are still getting attention from it.

Last week at the National Home Builders Association convention, or IBS as it is called, the National Sales & Marketing Council announced winners in a variety of advertising awards categories.  There are many entry categories to choose from.  At the 2009 show, we won “best black and white ad.” 

For 2010, the YES DAYS OF SUMMER was entered in the “Best Promotion” category and received a SILVER AWARD (2nd Place) over all entries from across the nation!  If we had more time and space to show every component of this promotion, it would have been first for certain.

Nashville New Homes: There’s no place like home.

Like the song says, “There’s no place like home,”  especially when that home is a brand new home.  No toenails in the carpet and no strange smells…unless they are your own!

Nashville New Homes: A fresh look from a far.

You know the saying…”can’t see the forest for the trees?” 

That’s why we were sitting on a runway at Nashville International Airport this morning at 7:15, only to be delayed for de-icing……to get out of the forest for a fresh look at the trees….from a far.  And I mean far.

Just 3.5 knee-bending hours later, we arrived in Salt Lake City, Utah to join with a group of homebuilders in sharing marketing ideas and challenges for the coming year.  I know this meeting will be productive because it is too cold to do anything else!

One challenge I am certain will be on the agenda is the right balance of pricing and incentives.  New home values have never been greater.  But you must realize that home builders have to make a profit, and you really do NOT want to buy from one that isn’t.

Nashville New Homes: Surprised, Appreciative, and Humbled.

It is now officially Christmas Week.   There have been times that I thought 2010 would never end, and now I look back and wonder where it went!

Thursday night, I was honored to receive the “2010 Sales Manager of the Year” award from the Home Builders Association of Middle Tennessee’s Sales & Marketing Council.   It truly is an honor to be recognized by your peers.  It is a greater honor to work with the team we have at Ole South.  This year, ten of our thirteen full-time on-site agents received Circle of Excellence awards! 

The evening would not have happened had it not been for those that got off the fence and purchased a new home.  Thank you for believing in us, and the new home industry!  

We gathered at Nashville’s fashionable Hutton Hotel and enjoyed the company of other builders, industry professionals, and on-site agents that also made it through 2010.   Connie Nicley and the staff of HBAMT are to be commended for making this year’s event spectacular as always!

At this event, it became apparent that 2011 is going to be a year of recovery!  Why, you ask?

At the 2008 HBAMT banquet, only one agent received a Platinum Award for over $10 million in closed sales – our own Lynn Harrison.  At the 2009 banquet, there were no Platinum Award recipients.  This year, there were two!  Tommy Jarrett from Southeastern Builders and Joni Wilson of Norfolk Homes.   The market is turning!

This hasn’t necessarily been a banner year for the home building industry, but it has been an exceptional year for those wanting to purchase a home, especially first-time home buyers.   Those opportunities still remain, at least right now.  Those sitting on that fence are going to have blisters of regret if they keep waiting on the planets to align more favorably than they are now.   Keep waiting and pay more… in price, interest rate, or both.

Our HBAMT Sales & Marketing Council brings cutting-edge program topics and speakers to our meetings.  In September, we had the honor of spending the morning with Jeff Shore, a well-known “guru” of new home sales.   If you are in Real Estate, especially new home sales, his blog is a “must-follow.”    His Christmas Message will make you reflect, and make you proud to be a Realtor.

Nashville New Homes: Pass the mustard!

As one gets older, (ok, me…), you sometimes think back to your younger years and the stupidest things are usually the first to come to mind.  Funny thing, if you read into those stupid things analytically like old people do, you can usually find a hidden meaning.

Back in the college days, did you ever incoherently go to the Krystal late at night with the munchies?  Go ahead, admit that you did.   Then the competition began for who could get the most pickles to stick against the windows? 

We found that the more mustard you put on the pickle, the greater the odds of the pickle sticking to the window….and holding too.   So, what’s the hidden meaning in all this?

It doesn’t take an economist with a nice beard to know that we are in a sluggish economy.  Mortgage interest rates are the lowest in 59 years and inflation in construction, although present, has yet to be passed on to the consumer.  But, there are still a lot of people capable of buying their “first-time” new home that haven’t gotten into the market yet.   Don’t they realize the importance of home-ownership to their future financial security?

Home-ownership is the pickle and we simply have to put more mustard on it to get it to stick.  And that is what we are doing at Ole South.  We are constantly improving the new homes we offer, and including even more reasons to act now.

Nashville New Homes: What a week it was!

Last week certainly was exciting, and it started off with a bang at LP Field, home of The Tennessee Titans!

While I was at sea chasing Hurricane Richard on the Carnival Triumph, our six finalists for “Win in 2010” gathered at the LP Party Deck to find out who would win the 2010 Scion.  I really did want to be there, I swear I did.

Each of the contestants picked a key out of a Titans helmet, held by our owner, John Floyd.  No, the contest was not rigged.  I wasn’t there, remember?

But Kelly Ford, an Ole South home owner in Murfreesboro’s Puckett Station was there to turn the winning key.  Here she is, shown with Ole South owner, John Floyd, who was kind enough to stand in for me.  Lucky John!

LP Field really was THE place to be last Sunday.  Even Tennessee Governor Phil Bredesen showed up to get in on the excitement! So, while Kelly enjoys her 2010 Scion, let’s also once again congratulate Brenda McMillan, John Betts, Glenda Garriott, J.J. Love, and John Black.  Although they didn’t win the car, they did enjoy the game from the exclusive LP Party Deck!  We thank them, and everyone for your continued support of Ole South, Tennessee’s #1 Home Builder.

It really was a great week, and other than missing this exciting event, it was a great week for me also.  Selling the best new home values in Greater Nashville, Smyrna, Murfreesboro, and Spring Hill is always fun, but every once in a while, you just have to take a break and rest up for even more exciting news from Ole South.  Yes, something exciting is happening and more people are going to be able to afford a brand new home just minutes from downtown Nashville!

Nashville New Homes: Excitement is building!

What an exciting time of year to live in Nashville, Tennessee!   The Tennessee Titans are having a great season, The Nashville Predators hockey season is underway, and there is something exciting happening every day!

Ole South is bringing added excitement to LP Field this coming Sunday.  Not only will the Tennessee Titans defeat the Philadelphia Eagles, but someone is going to win a 2010 Scion – courtesy of OleSouth – Tennessee’s #1 Home Builder!

 

Marketing is fun!  Rather than give away a cheap set of steak knives, we decided to do something different this year.  We not only wanted to attract potential home buyers,  but also show appreciation to those who have shown support for Ole South in the past – our area Realtors, and those that had already purchased an Ole South home.  We wanted a contest that everyone would be eligble to win!   The result:  “Win in 2010.”  Nice rhyme too!

After one visit to Beaman, the 2010 Scion was deemed the perfect selection for our contest.  The eye-catching graphics and the all-encouraging “Yes” ball brought the car to life.  Since the contests introducton, the Scion has visited all of Ole South’s neighborhoods and has also been seen at events all around town….

 And now, it has just been delivered to the LP Party Deck at LP Field to meet it’s new owner at Sunday’s game!  Who will it be?  John Betts, John Black, Kelly Ford, Glenda Garriott, Brenda McMillan, or J.J. Love?  Each of these contestants, and their guests, will be hosted by LP Building Products on the LP Party Deck.

Nashville New Homes: How will we know?

How will we know when our business is picking up?  That may seem like a dumb question, but seriously, how will we know?  

There are those that think the best sign of recovery is when the telephone starts to ring.  Our prospects will call and let us know when things are better.  Some will answer an ad.  Some will register online for more information.   They will let us know, but until they do, let’s just complain some more. 

Fixed interest rates are already at a 59-year low and inflation remains in check, but for how much longer?  Folks, the time really is right to purchase a new home.  We have to do a better job getting that message to the buying public.  Here is an interesting commentary:    http://www.realtor.org/research/reinsights/economistcommentary

So, now what.  I wish the answer was as simple as posting comments and articles to a blog thingy.   According to National Association of Realtors (NAR), almost 90% of homeowners would do business with their real estate agent again.   That says a lot!   However, the NAR goes further to say that only 11% of those surveyed can remember who their real estate agent was!  I will bet the statistics would be similar in other business fields too.

The simple truth…our past clients want to do business with us again.  They want to recommend us to their friends.  They already know us and trust us.   They just can’t think of our names! 

The housing economy will not recover on its own.   Rather than waiting on the phone to ring, why not pick it up and place a call to a past client?  At least we will make ourselves easier to remember.  (And while you are on the phone with them, be sure to tell them about the great new home values at www.OleSouth.com.)

Statistics are just numbers waiting to be changed.  Let’s change them!
